ATTENTION EMORY TENANTS IMPORTANT NOTICE:

When renewing ALL tenants must be present and available to sign a
renewal, ALL persons 18 years and older, current occupant and new, must have
submitted an application, application fee and be approved prior to renewal
date, in addition they must also sign the renewal lease agreement as
financially responsible. Should you have a roommate at this time that is not on
the lease as a lease holder they must fill out all the proper applications,
verifications paperwork, pay the application fee and be approved to be allowed
to continue to reside in the property. All “New” roommates who are not in town
to complete paperwork and sign a lease WILL NOT be added to the new lease until
such time as they arrive in town. The “New” roommate must be pre-approved upon
arrival with proper written pre-approval. An addendum will be added to the
lease in which the “New” roommate and current roommates must sign prior to the
“New” roommate moving in.

We do realize that this may not be convenient for some of our
current residents and occupants, however we have very strict policies and
guidelines that we must follow to protect our clients, as well as, you our
tenants. Should there be more than 2 non related parties 18 and older living in
the property they must ALL be on the lease as additional lease holders. At
lease end, in order to receive your full security deposits back with normal
wear and tear condition, ALL residents, roommates & occupants must vacate
the property and follow the move out cleaning list provided with your 30 day
notice of non-renewal. By law we cannot & do not cut partial security
deposit refund checks or multiple security deposit refund checks nor do we
refund deposits prior to lease end dates.

No longer shall the property be turned over to “Brand New” tenants
or occupants as Chapman had allowed in the past. All Emory rental properties
must be properly inspected, repaired and made move in ready once again prior to
new occupancy. All “Brand New” lease holders are required to follow proper
procedures and qualify as a “Brand New” resident lease holder. Subletting is
not allowed should it be determined that the property has been sublet it shall
be considered a default in your lease term and we may terminate your lease or
issue a non renewal. Should the lease be determined to be in default rents will
not be accepted and all early termination terms shall apply including loss of
deposit and or any other rents or fees shall become non refundable. In the
future prior to any roommate moving out, a roommate release form must be completed
and approved, in addition, a request form for a new roommate must be completed
and submitted with an application and application fee. Should your lease be
ending within 90 days or less we cannot approve the release of a roommate or an
additional roommate request.

Should you choose not to renew we must receive in writing, no less
than 30 days prior to move out, a written Non Renewal Form signed by all lease
holders via e-mail and the original with all signatures via postal mail. Move
outs will not be pro-rated or approved for any date other than the last day of
